Computer Problems With My Mouse?

First off, my computer got shipped off to DELL in December and it came back with the mouse fixed. Then two months later the mouse started to act up agian. It only messes up in two areas of my computer. These are my Sims 2 computer game and any spell check in the Microsoft Office programs. In my Sims 2 game, when I click on somthing it doesn't stay. As an example, if I want my person to go to bed , when i click on it, the choices may stay for two seconds but go away really fast. In the spell check, when the box opens to check the misspelled word, it tells me that I have made an edit while the box is open when i haven't. I think that this a setting issue on my mouse but I am not sure. Some one HELP me PLEASE!!!!!!!!!

In Control Panel (classic view) select 'Mouse'
Under the 'Buttons' tab de-select 'Click Lock'
Under 'Pointer Options' de-select 'Snap To'
